    • Project planning including feasibilities studies, assessment of TI guidelines, Municipal/Code and ADA rules & regulations, budget analysis and scheduling

    • Site Surveying

    • Registered/ licensed practice

    • Architectural services range from conceptual and design intent packages through Construction Documentation sufficient for landlord approval, contractor bidding, permitting and construction

    • Lead and coordinate the landlord approval and permitting process

    • Lead and coordinate the contractor & consultant bid and award process including analysis and leveling of pricing

    • Provide holistic design services that includes selection of all furnishings

    • Millwork design for custom furniture, lighting and built-in elements

    • Plan and design exterior living spaces including specifying planting and vegetation

    • Purchase and procure selected FF&E items using our trade relationship with vendors and retailers

    • Coordinate and lead contractors, millworkers and consultants during construction through turnover

    • Review of shop drawings and submittals for conformance with design intent and finish specifications

    • Project close-out from punch listing to permit completion
